What is a Certificate of Compliance (COC)?
A Certificate of Compliance is proof that a rental property has been inspected and meets the municipality’s minimum housing and safety standards.

Our Process
Step 1: Contact our team for a complimentary consultation.

CoC Costs and Fees
We understand Detroit’s rental market because we work in it every day. When you partner with GK Management, you’ll receive:
Our fee for managing and supervising the entire Certificate of Compliance process from start to finish is $750.00.
This service includes:
- Coordinating the inspection
- Monitoring the process from beginning to completion
- Communicating and coordinating with the city and all necessary parties
- Assisting through the final issuance of the Certificate of Compliance
- Researching the history of the property with the city
- Scheduling the inspections and subsequent inspections
- Ensuring the city issues a formal COC certificate after all steps have been completed
Please Note: This fee does not include the cost of any repairs that may be required following the city’s inspection. Based on our experience, approximately 99% of properties require repairs before a Certificate of Compliance can be issued.
City Inspection Fees
The City inspection fee is paid separately and varies based on the property type.
Inspection Fee: $215.00 – $275.00
Pricing varies depending on the dwelling type.
Reinspection Fee: No Charge
Once all required repairs have been completed, the city will perform a reinspection at no additional cost. In most cases, this second inspection is the final step before the Certificate of Compliance is issued. If additional deficiencies are identified and a third inspection becomes necessary, the city may charge an additional reinspection fee. When you use our trusted network of licensed contractors to complete the required repairs, we stand behind their work and guarantee that your property will pass the second inspection, giving you confidence throughout the compliance process.
Certificate of Compliance Renewal
For Certificate of Compliance renewals, our fee to coordinate and supervise the renewal process from start to finish is:
$350.00
This includes managing the renewal process and ensuring all required steps are completed for the city.
Additional Costs
The fees listed above cover our management services and the standard city inspection costs. The only additional expenses that may be incurred are repair costs identified during the inspection, if applicable.
Repair costs vary based on the condition of the property and the items cited by the city inspector and therefore cannot be estimated until the inspection report has been received.
